Hunter's Hill Council is currently seeking community feedback regarding a proposal to change planning controls applying to land at 1A Gale Street, Woolwich (Lot 1 in DP 85924). These changes would be made through amendment to the Hunters Hill Local Environmental Plan 2012.

Specifically, this planning proposal seeks to change the zoning of a portion of the site from the zone ‘SP2 Infrastructure’ to a combination of ‘SP2 Infrastructure’ and ‘R2 Low Density Residential’. Currently this site has no floor space ratio, maximum height of buildings or minimum subdivision lot size. As such, to accompany the new zone, it is proposed that a maximum floor space ratio of 0.5 (development area) to 1 (site area), a maximum height of buildings of 8.5 metres and a minimum lot size of 1000m2 be applied to the land.

These changes are proposed to facilitate the construction and use of the adjoining site as a dwelling house in conjunction with 1 Gale Street. The result would be 1 dwelling on the two lots.

The site is currently occupied by an electricity substation. The land has been deemed to be surplus to Ausgrid’s needs and has accordingly been sold. The part of the site to remain zoned SP2 Infrastructure would accommodate the more compact substation infrastructure.
